7 gated community projects
Tellapur sits on the western edge of Hyderabad, between Nallagandla and the Outer Ring Road, and has become one of the city’s busiest apartment corridors over the last five years. The appeal is straightforward: it is close enough to the Financial District and Gachibowli for a workable weekday commute, but consistently priced below Kokapet, Narsingi and Manikonda.
Almost all of the stock selling here is new-build gated community product — large towers, full amenity decks, and 2 to 4 BHK layouts aimed at IT and BFSI households buying a first or second home. That also means most of what you will be shown is under construction, so possession timelines matter as much as price.
Below is every Tellapur project Dreamhouz Realty currently works with, with the actual per-sft quotes, ticket sizes and handover dates side by side — so you can compare the corridor in one view instead of one brochure at a time.
Tellapur apartments quote between ₹6,499 and ₹9,700 per sft, with ticket sizes running ₹84.38 L to ₹3.5 Cr. Rates are current quotes and exclude GST, registration, corpus and other statutory charges.

Tellapur feeds directly onto the Outer Ring Road, which is what puts the Financial District, Nanakramguda and Gachibowli within a typical 20–30 minute drive outside peak hours. The Osman Nagar and Nallagandla roads carry most of the local traffic toward Lingampally and the Serilingampally belt. Rajiv Gandhi International Airport is reached via the ORR without entering the city.
Demand is almost entirely end-use, driven by the IT and financial services campuses in the Financial District, Nanakramguda, Gachibowli and Kokapet. That skews the buyer profile toward dual-income families looking for 3 BHK homes in the ₹1–1.5 crore band, with a smaller investor segment buying 2 BHK stock for rental yield.
Tellapur is high-rise territory. Nearly every active project is a multi-tower gated community with a clubhouse, pool and structured parking, rather than standalone buildings or plotted development. Buyers comparing here should weigh density and open area as carefully as price per sft — the difference between a 500-unit and a 2,000-unit community changes daily life considerably.
Rates have risen steadily as the Financial District has filled out, and the spread within the corridor is now wide. Older or standalone stock quotes materially below the newest launches from established developers, so a per-sft number in isolation says very little until you compare specification, tower density and handover date alongside it.
These three sit on the same western stretch and are usually shortlisted together, but they are not interchangeable.
Tellapur is the middle option — better connected than Kollur, cheaper than Nallagandla and Kokapet, with the deepest supply of new gated community stock. It suits a buyer who wants a new-build 3 BHK and can wait for possession.
Kollur sits further out along the ORR and trades commute time for price. Per-sft rates run lower, which makes it the value pick for investors and for buyers who want more built-up area for the same budget.
Nallagandla is the established one, with mature social infrastructure and ready resale stock. You pay for that maturity, and there is far less new supply to choose from.

Tellapur apartments quote between ₹6,499 and ₹9,700 per sft, with ticket sizes running ₹84.38 L to ₹3.5 Cr. The lower end is generally older or standalone stock, while the higher end is new launches from established developers with larger clubhouses and lower density. Always compare the per-sft rate alongside the specification, floor rise and handover date before treating one project as cheaper than another.
For end-use buyers working in the Financial District, Gachibowli or Nanakramguda, it is one of the strongest options in west Hyderabad — the commute is manageable and the pricing sits below Kokapet and Narsingi for comparable new stock. The trade-off is that most inventory is under construction, so you are buying a handover date as much as a home. Buyers who need to move immediately have far fewer choices here.
Tellapur connects to the Outer Ring Road within minutes, which typically puts the Financial District and Nanakramguda at roughly 20–30 minutes and Gachibowli and the HITEC City belt slightly beyond that, outside peak hours. Peak-hour timings vary considerably depending on which access road you use, so we recommend driving the route at your actual commute time during a site visit.
2 of the 7 Tellapur projects on our list are ready to move, with the remaining 5 under construction and handing over across the coming years. The possession calendar above shows the exact sequence.
Tellapur projects on our list offer 2, 2.5, 3, 4 BHK configurations, with 3 BHK being the most widely available and the most actively traded. Larger 4 BHK and sky villa formats exist but in limited numbers, so those move quickly when a tower is released.
Across just the 7 projects we track in Tellapur, roughly 9,166 units are ready or under construction. That scale is worth factoring into your decision — it means genuine choice and competitive pricing today, and meaningful resale competition when these towers hand over together.
